OUR VISION FOR THE SITE

Sustainability will be at the heart of Vistry Group’s vision for the land off Glyders, South Benfleet.

The proposals will deliver a sustainable development with high-quality housing including affordable homes. It will also feature open spaces, the potential for a trim trail, landscaping improvements with tree planting, and a net gain in biodiversity.

We will deliver up to 35 homes at the site, including much-needed affordable housing, and the properties will be limited to two-storeys in height, to reflect the character of the local area.

ABOUT THE SITE

The site comprises 2.06 hectares of land east of Glyders and south of Essex Way in South Benfleet.

Vistry Group is aware there is a gas pipe running along the plot’s eastern boundary and this area will be left undeveloped, leaving 1.05 hectares for the new homes.

Whilst being part of the Green Belt, the proposed scheme would be a logical extension of South Benfleet and make a vital contribution towards meeting local housing needs, including affordable housing.

Crucially, the land was also put forward for development as part of the recent Local Plan process at Castle Point Borough Council.

The release of the site for development was approved by the Local Plan Inspector, so the principle has been established.

Whilst the Inspector found the Local Plan to be sound, Castle Point Borough Council has not adopted it, but the authority must have a plan in place to identify where new housing can be built.

Given that the principle of developing the land off Glyders has already been established, Vistry Group is now bringing forward its proposals in line with the Inspector’s recommendations.

The proposal site has been approved for development by the Local Plan Inspector and will be a logical extension of South Benfleet

OUR PROPOSALS AT GLANCE

At this point, our vision for the site comprises the following:

  • Up to 35 homes including much-needed affordable housing
  • New public open space
  • Proposals for a trim trail
  • New pedestrian links, improving access to Benfleet and Southend Marshes SSSI and Hadleigh Castle Country Park
  • A landscape-led design approach retaining existing features along with tree planting to provide a green buffer around the development
  • Ecological protection and enhancement including a net gain in biodiversity
  • Reduction in CO2 emissions through high standards of sustainable design and construction
  • Sustainable drainage infrastructure serving to reduce flood risk and support biodiversity
  • Measures to encourage greener transport, such as cycling, and providing electric vehicle charging points
